General characteristics
Pros
MRT: Dakota (CC8) <100m, Paya Lebar (EW8) <1km and Katong Park MRT (TE24) Thomson-East Coast Line Due 2023 <1500m
Amenities 
Markets: NTUC (Jalan Tiga), NTUC (Geylang Lorong 38) Sheng Siong Hypermarket (Tanjong Katong). 
Shopping malls: CITY PLAZA, ONE KM, and KALLANG WAVE MALL
Food centre (OLD AIRPORT ROAD FC)
Schools: Kong Hwa School, Broadrick Secondary, Chung Cheng High School Main 
Price: At least 100k paper gain in terms of market price in curernt resale market. 


Cons 
Can be challenging in terms of affordability (see the other blog on true cost of a flat)


Unit Selection
Please do note that the following are based on my opinion may not necessarily be correct

Blk 90A
Units 28, 30 West sun 365 days a year unless the gov plans to build a new high rise, demolishing the Community centre. Unit 34 is affected by the west sun as well for majority of the year.
Given the distance of the school to the units 30, 32, 34,36, 38 (separated by a  small carpark), these units will be affected by the daily morning national athem. But for those who don't mind the morning calls, and have a chance for a higher floor, this side offers pretty views of the shophouses in the north.
Privacy concerns for 22,20,24,26 as the way the position of the blk seems alittle awkward
Most desirable units would be 40, 42 within the blk (even though it is about 60m from the opposite blk) and if facing the school isn't an issue to you, 32, 36, 38 would be the best!
This blk is the furthest from Dakota MRT (not by alot)

Blk 90B
54,56,58, 60 will have similar issues facing school at the same time provides good view from the higher floors. 58 might be expose to some west sun so for 4 rooms, 54, 56 will be ideal. Unit 52 is for me way too near to 102, according to the scale, its about 30m apart.
Privacy concerns for 50,48,,46,44 with the layout of the Blk.
Best units for the whole BTO, believe it or not are facing the river, sounds alot nicer than a big drain.
62,64 together with 90, 92,126,128 doesn't have any issues with west sun. Have a good view of the city as there isn't any high rise at that right side at the current moment. Good views means privacy as well.
110 and 44 are both able to see quite abit as well. Much better than 22 and 20 as the have the better views. 46 and 108 are way too close to each other and half of their views are blocked by the units in front.

Blk 91B
Privacy issues for 102,104,106.108,110.
100, 98 needs to be higher floors above 7 or 8 as the multi storey carpark (30m away) is 7 floors high. But these units aren't that affected as compared to units in blk 91A.
96,94 are fair units as well, in front of them is just a 2 storey community facilities with a roof garden., however, the blk 92A is about 30m in front of them.

Blk 91A
78,76,74,72,70 are all facing the 7 storey carpark. The pricings for all these units do have a significant discount over their counterparts. The 8 floor is at a significant discount compared to other blks and for that reason may be justifiable to buy, as the roof top of the carpark is a roof top garden. If you drive and don't mind the sounds coming from the carpark, and you hate walking too far to your car, so it could be worth your while if you are left with limited options.
Blk 78 and 80 west sun issues, but will have not a bad view until the gov decides that they want to build something new over there.
82,84,86,88 suffers from the privacy issues as mentioned. 66 and 68, together with units that are on the higher floors facing the carpark are the more desirable units within the blk

Blk 92A
Best units as mentioned 126, 128. At the same time, 122,124 are pretty good themselves as their majority view aren't blocked. No West sun, privacy greater than many of the other units. 118,120,116 have privacy issues with just about 30m gap to the front blk. 132 and 130 is facing a park and the mrt which is a low lying building. 114 is half facing a blk 97 which is 10 storey high. Higher floors do get the West sun for both units 116, and 114. 112 might be just right, for privacy, no west sun and blockage of sound from the carpark
